Whether you have a bed and breakfast for sale or you

I am selling my bed and breakfast and don't
want to divulge my sales or even let anyone know my bed
and breakfast is for sale, what can I
do? - If you were buying a car, would you make an offer if you knew nothing about it?
Some innkeepers will not even give up the selling
price...but there could be a reason. Based upon many
factors, the sale of your bed and breakfast may or may
not benefit by having your sale kept confidential. If
you are a larger establishment with multiple employees
and much competition, a breach in confidentiality could
hurt your business. Employees may feel insecure and
resign as a result. The competition may lure prospective
clients away. Guests may feel that the "experience" will
suffer if they know the bed and breakfast is for sale
and be hesitant to book. Would you stay at an inn which
had a "For Sale" sign in its front yard? It would be
hard to tell in advance how your B&B might be affected.
On the other hand, the more people that know about
your bed and breakfast for sale, the more likely that
your bed and breakfast will be sold. You may decide to
release some of the financial details to a potential
buyer so the buyer can make an informed decision, rather
than waste both his/her time as well as yours on
something that does not meet their needs. Just a little

My bed and breakfast is for sale and I have
to take an inventory, where should I start? -
Don't let the process of inventorying your belongings
overwhelm you. A well thought out inventory can help
both the buyer as well as the seller. Rather than an all
encompassing document, break your inventory for the sale
of your bed and breakfast down into smaller segments. A
room by room inventory is very effective with items
grouped by rooms and common areas. This makes it easy to
point out and confirm during a walk-through at closing.
You may consider adding the items which are "Not
Included" for each room as well as this makes it
perfectly clear to the prospective buyer whether or not
the items "stays" or "goes."
